Sun is what ages a wood deck in Arizona. Once the finish breaks down, boards turn gray, dry out and start to crack. A fresh coat of the right product, put on properly, adds years.
Most of the work is preparation. We clean the deck, strip or sand failed finish, replace boards that are past saving, and let the wood dry before anything goes on. Then we apply a UV-resistant stain, sealer or paint in the color you've chosen.
Not sure whether to stain or paint? Stain soaks in and shows the grain; paint covers completely and hides wear. We'll recommend what suits the age and condition of your deck.

Usually two to four days, depending on the size of the deck, its condition and how many coats are needed. That includes the drying and curing time between steps, which matters a great deal for how long the finish lasts.
Most of the time goes into preparation. A deck that needs stripping or board repairs first takes longer.
Paint gives a solid color that completely covers the wood grain and offers strong UV protection. Stain comes in a range from nearly clear to solid, so some or all of the grain shows through, and it still protects the wood.
Paint can last a little longer but tends to peel as wood moves, and peeling paint must be stripped before recoating. Stain wears away gradually and is easier to refresh. We recommend one or the other based on your deck's age and condition.
Yes. Preparation is what makes it work. The existing finish is cleaned thoroughly and, where needed, stripped or sanded back so the new coating can bond properly. Putting stain over paint, or paint over an old stain, without that preparation gives a patchy finish that fails early.

Regular cleaning with mild soap and water to remove dust and dirt, especially after dust storms. Once a year, look it over for wear, fading or peeling, paying most attention to the areas in full sun. Touching up small spots early stops them spreading and makes the whole finish last longer.
In this climate, plan on every two to three years for the deck floor and three to five years for railings, which get less wear. Decks facing south or west in full sun need attention sooner. When water stops beading on the surface, it is time.
Late fall and early spring. Finishes need moderate temperatures to cure properly, and a surface that is too hot makes stain dry before it can soak in. We avoid the hottest weeks of summer and any day with a dust storm in the forecast.
